Home policies cover more ground than renters insurance because there's a structure involved, not just contents. Here's what each layer does and what we usually recommend.

01 – CORE

Dwelling

YOUR HOUSE

The physical structure of your home; walls, roof, floors, built-in systems; protected against covered perils like fire, wind/hail, and theft. This is the foundation of the policy and the number everything else is usually built around.

Typical limit: Based on rebuild cost, not market value. We calculate this together during your quote.
02 – CORE

Personal Liability

PROTECTS YOU

Pays if someone is injured on your property, your dog bites a guest, or you accidentally damage someone else's property. Includes legal defense. One serious liability claim can cost more than years of premiums. It's why this layer matters as much as the dwelling itself.

Typical limit: $100,000–$300,000.
03 – CORE

Personal Property

YOUR STUFF

Furniture, clothing, electronics, and everything else you own inside (and around) your home. Choose between actual cash value or replacement cost. Replacement cost is what we usually recommend, since the extra premium is small relative to the protection.

Typical limit: Usually a percentage of your dwelling coverage (commonly 50–70%).
04 – STANDARD

Other Structures

GARAGE + FENCE

Covers structures on your property that aren't attached to the house including detached garage, fence, shed, or similar. Usually bundled in automatically as a percentage of your dwelling limit, so it's rarely something you have to add on separately.

Default: Typically 10% of dwelling coverage.

01 · First-Time Buyers

First-time homebuyers.

Closing on your first house in Fort Collins, Loveland, or Windsor means your lender requires proof of homeowners insurance before you can sign. We walk first-time buyers through what coverage actually means, what the lender requires versus what you actually need, and how to avoid overpaying for coverage you don't.

02 · Refinancing & Switching

Long-time owners refinancing or switching.

If you've owned your home for years, chances are your coverage hasn't kept pace with rebuild costs, or you're refinancing and need an updated policy fast. We re-shop your coverage against current replacement costs and current market rates. Most long-time owners haven't compared in years and are surprised by what they find.

03 · High-Value & Rural

High-value and rural properties.

Acreage properties, custom builds, and higher-value homes around Northern Colorado often need coverage standard carriers don't offer well. Higher dwelling limits, outbuildings, well/septic considerations, and wildfire-zone underwriting. We work with carriers built for exactly this.

Yes. Other structures including detached garages, fences, sheds, and similar buildings on your property are typically covered automatically as part of your policy, usually up to about 10% of your dwelling coverage limit. If you have something unusually large or valuable (a workshop, a guest house), let us know when we quote so we can make sure the limit actually covers it.
Standard homeowners policies exclude flood damage and earthquake damage, both require separate policies. Most also exclude normal wear and tear, pest infestations, and damage from poor maintenance. Some also limit or exclude sewer backup and sump pump overflow unless you add an endorsement. We'll walk through what your specific policy excludes so there are no surprises at claim time.
Standard homeowners insurance does not cover flood damage, regardless of where you live. If your property is in or near a flood-prone area, or you simply want the protection, flood insurance is purchased as a separate policy (often through the National Flood Insurance Program). We can tell you whether your address sits in a flood zone and help you get a flood quote alongside your home quote.
